Three Reasons Walking and Biking Trails are So Hot for Master-Planned Communities

According to the Outdoor Industry Association’s 2018 Outdoor Participant Report, more Americans are hitting the trail than ever before, nearly 50 million hiking every year and at least that many running, mountain biking, camping, and backpacking. 

“I think we’re at 80-plus percent of the U.S. population living in urban or suburban areas, and we know that roughly two-thirds of all outdoor recreation occurs close to home,” says Outdoor Industry Association State and Local Policy Director, David Weinstein. 

“Unlike sports programs, gyms and personal trainers, trails through urban and master-planned community areas are a public recreation amenity that can be accessed by a broader swath of people with a wider range of fitness levels, comfort zones, and financial means.”

The last year of social distancing has everyone ready to get outside and meet the neighbors! This is especially true for the young families who make up the largest population group on the planet. 

Millennials are one driver of recreational trends in communities around the country, according to this article from Construction Dive. “Jessica Lautz, managing director of survey research and communications for the National Association of Realtors, says, for example, that more millennials think parks and recreation facilities are important, as compared to members of the silent generation, or those born between 1925 and 1942. The National Association of Home Builders' Eye on Housing blog reported that community features deemed most influential to millennials are parks, walking trails, playgrounds, and outdoor swimming pools.
