HEB Comes to Town: The Wildly Popular Grocery Chain to Serve Forney and Devonshire

If there were any doubts about the superior lifestyle and growth of Forney, a recent announcement from one of the most successful grocery chains in Texas, a retail legend that is spelled with three letters - HEB - has put them to rest. Dallas ABC affiliate WFAA , reported the good news for grocery shoppers.

“The popular San Antonio-based grocery chain, which had long delayed a full-on entrance into the North Texas market, now has plans for a store in Forney, the Kaufman County suburb east of Dallas.

“Forney city officials announced March 15, 2022, that the city council approved a site plan for an H-E-B near Farm Roads 548 and 1641, near a McDonald's and RaceTrac gas station. The location, just south of Texas Highway 80, won't be short on shopping options.

“The planned H-E-B would be across from development of stores, including a Walmart Supercenter and a Kroger. Forney also has a Brookshire's grocery store several miles away.”

North Texas Has Become a Magnet for HEB

The TV station’s report continued, “It wasn't until last year that H-E-B began moving into one of the Metroplex's four largest counties, announcing plans for three stores in Collin County. Last month H-E-B broke ground on a location in McKinney, and the chain plans to open under-construction stores in Frisco and Plano this year.

“The grocer currently has stores in Weatherford, Burleson, Cleburne, and Waxahachie.

“And as hopeful shoppers know, H-E-B has long been a player in North Texas real estate, scooping up parcels of land across the area. Some of the purchases have been for the H-E-B-operated Central Market, and some have just been locations that H-E-B is holding onto.”

Forney officials don't have an expected date for when construction of a store might begin, and more building plans would have to be approved by the city.

In addition, students will learn about personal strengths, explore future careers, and learn about components related to entrepreneurship.

“All students in 5th-8th grade will be enrolled in this course with dedicated teachers trained in the program. This custom-designed curriculum was built in collaboration with local, state, and national leading experts in personal development. Students will take this course each day throughout these formative years. Students in 7th and 8th grade will earn one high school credit for each year of successful course completion.”

Set a realistic budget for equipment and start small! You don't want to invest in items you'll rarely use. If you favor cardio instead of weightlifting, invest in a solid piece of cardio equipment, like a rower, indoor bike, or elliptical. Before you tackle weightlifting, the first piece of equipment is a quality barbell.
Overloading your home gym can make it less functional. One of the best ways to curtail this tendency, while also reinforcing your training habit, is to tie a new product purchase to achieving a fitness goal. For instance, training five days a week for eight consecutive weeks could serve as an equipment-purchase milestone.

How to Simplify Your Life: Less Stuff More Fun

Spring in North Texas is a glorious time of year. The weather is mild, the grass is green and for those who live in the master-planned community of Devonshire , there is always something fun to do. However, this spring is a little different for homeowners everywhere. It has to do with the “pandemic pile-up.”

After having the entire family stuck at home, 24/7, for more than a year, things may have gotten out of hand. Stuff - from clothes to toys, to home office detritus, to LIFE magazines from 1965, is everywhere! If there was ever a time when a family needed to take a long, hard look at the stacks and stacks of clutter and then contemplate a little “spring cleaning,” now would be that time.

The tradition of spring cleaning has been around for thousands of years and was even an important part of ancient Jewish, Persian and Chinese civilization. Whenever the “clutter tipping point” occurs (“Honey, where are the kids and the dog? Could they be under all this mess?”), that’s when you realize you have too much stuff and it’s time to declutter.

Your Stuff: Does It Spark Joy?

With her little book, The Life-Changing Magic of Tidying Up: The Japanese Art of Decluttering and Organizing, Japanese design consultant, Marie Kondo set off a decluttering craze across the globe. In the process, the world got a little tidier.

According to a review , “her book breaks down her radical, two-pronged approach to tidying. First, put your hands on everything you own, ask yourself if it sparks joy, and if it doesn’t, thank it for its service and get rid of it. Second, once only your most joy-giving belongings remain, put every item in a place where it’s visible, accessible, and easy to grab and then put back. Only then, Kondo says, will you have reached the nirvana of housekeeping, and never have to clean again.”

Start with Five Baskets

Decluttering the war zone that many homes have become starts with five baskets. According to Spruce Magazine , You don't need fancy tools to declutter your home, but you do need five baskets or bins defined for these five purposes:

Put Away: This container is for items that have crept out of their storage spaces. This could mean a coffee cup in the bathroom or a sweatshirt in the kitchen. These are items that will go back in their designated spots.
Recycle: This bin is for items that need to be recycled, such as paper, plastic, or glass.
Fix/Mend: Use this container for items that need further tinkering, such as a pair of shoes that you love but which need to be cleaned.
Trash: Designate one basket for items that are, well, trash—things that can go into the household trash immediately.
Donate: Designate one bin for items that you can donate to a charitable organization or another person. These should be items you can imagine another person wanting or needing.

This magazine advises the “Director of Decluttering” to “ bring these bins into each room as you work or leave them in a central place in your home while you work.”

Onward to the Rooms!

Every room in a contemporary home has its unique clutter challenges. Why not start with the smallest - the bathroom? According to Spruce, the best approach to getting your bath back is as follows:

Take everything out of the medicine cabinet and discard outdated medications, makeup, and skincare products.
Remove everything from the cabinets and the area below the sink and do a quick evaluation of what you are keeping and what you're tossing.
Everything that did not have a home (Hello hair dryer that hasn’t worked for 10 years!) can be quickly sorted into the five baskets.

With the momentum gained from the bathroom, be even more brutal with the bedroom.

Start with your nightstands and remove anything on them that doesn’t belong there and put it in your Put Away bin. Do the same with the tops of your dressers, chests, and/or bureaus.
Toss or recycle any garbage or anything that has not been used in more than six months.

The black hole of clutter lurks behind that bedroom closet door! Tread cautiously but resolutely.

According to minimalistic mavens, the easiest way to declutter a closet is to first arrange your clothing by type. That means start with shoes, then boots, then dresses, then denim, and so forth. Pull out each type of clothing and decide which to keep and which to toss.

There will be four piles of stuff to deal with. Put away anything that was simply in the wrong spot. (eg. socks in your closet). Put any dirty laundry into the hamper or bring it to the laundry room.

Anything that needs to be repaired should go in the Fix/Mend basket and donations and consignments go in the Donate basket.

During the pandemic, the kitchen became the most important and most cluttered room in the house. Here are some ways to get it functional and tidy again. Spruce notes that “You can choose to declutter your kitchen by focusing on one category of item at a time (cutting boards, glassware, utensils, or bakeware, for example) or going by zone through each part of the kitchen. The first step is to empty each space, assess each item, and put everything back where it belongs. Start with your powerhouse storage spaces first, such as the pantry and upper cabinets. Then move onto the lower cabinets, drawers, the space under the kitchen sink.”

After this action, put those five baskets to work again.

The living room gets lots of traffic and, in most cases, has little storage space. The best advice for this room is to “start with bookcases, consoles, and side tables. Then move onto your coffee table and entertainment center. Empty them, assess the items they store, and then return them to their proper storage spaces. Put books away, take action on your mail, return remote controls to their proper places,” then bring on the organizing baskets and fill ‘em up.

Whew! That was easy. Right?

According to an announcement in late February from the U.S. Census Bureau and the Department of Housing and Urban Development, “Sales of new single-family houses in January 2021 were at a seasonally adjusted annual rate of 923,000. This is 4.3 percent above the revised December rate of 885,000 and is 19.3 percent above the January 2020 estimate of 774,000. The median sales price of new houses sold in January 2021 was $346,400 and average sales price was $408,800.”

Low mortgage interest rates and the new “work from home” policies adopted by many companies have encouraged many families to consider a larger, more convenient home. This is great news for master-planned communities such as Devonshire in the charming town of Forney, Texas. What are the buyers’ credit scores as reported by Experian, Equifax and TransUnion? Scores of over 760 will earn the best rates and terms, while scores under 500 are almost always too low for mortgage approval.

What cash is available for a down payment and closing costs (1 - 3 percent of purchase)? Some mortgages only require a 3-5 percent down payment, but you could need a 20 percent down payment for some loan programs, and you’ll usually be required to pay for private mortgage insurance if your down payment is under 20 percent.

What is Your Budget?

Real estate experts suggest that prospective buyers make an itemized list of their regular monthly expenses (including credit card payments, student loans, car payments and other recurring expenses) and add in all expenses related to a new house (monthly payments including mortgage, property taxes, homeowners insurance and mortgage insurance). There are many online calculators that will show you estimated payments for the house price you choose.

Next take your total monthly expenses and divide by your total monthly income. This will reveal a percentage number that’s known as DTI, which stands for “debt-to-income” ratio. The bank will look at that number to decide whether you can afford a house; 43 percent is the bank’s target number to stay under. If you’re under 36 percent, you should receive much better terms and interest rates. If your DTI is greater than 43 percent, you should look for a less expensive home.

Do You Have Pre-Mortgage Approval?

While there are many factors that go into qualifying for a mortgage, and this “pre-approval” is not a promise to grant a mortgage it will help to clarify any challenges to that process and offers a starting point for the application.

The residents of Devonshire , a master-planned community located just east of Dallas in Forney, have something in common with the residents of Devonshire (county) England, from which the community draws its inspiration. As with the towns in its English namesake, the Texas version is a peaceful community in the country. It has the charm of an English countryside combined with the easy access to employment, culture, entertainment and exemplary schools in one of the most dynamic areas of Texas.

There is also something else that both “Devonshires” have in common. They are both located near fabulous antique and flea markets.

The English markets are known worldwide. They include the Bermondsey Antique Market, Portobello Market, Camden Passage and hundreds of others. Not to be outdone, about 40 minutes, southeast of the Devonshire community in the Texas metroplex is the largest flea market in the world! It is open every month for four days, called The First Monday Trade Days and located in Canton, Texas.

The market is held on the Thursday through Sunday preceding the first Monday of each month. It claims to be the largest and oldest continually operated flea market in the United States and is a very popular event in the area. Depending on the time of year, up to 100,000 shoppers frequent the fair over a weekend. For shoppers of one-of-kind items, a day trip to this huge market is a must-visit.

From Horse Trading to Antiques

According to this article , “ First Monday Trade Days began sometime in the 1850s. As was common in those days, the circuit judge would stop in certain areas on specific days to hold court sessions. People came to town on those days to see the court proceedings and to conduct business. Canton's designated day was the first Monday of each month, hence the origin of the name.

“Since most of Van Zandt County (where Canton is located) was open range at that time, a state law required that all stray horses be brought into the town and auctioned to the highest bidder. These horses had been picked up on the range and boarded by the farmers until the day of the auction. People came from all around to participate, and this became known as "First Monday Trades Day", sometimes called "Horse Monday". Soon the people were bringing their own horses to sell or trade, and as the years passed, they began to bring their excess crops, such as fresh produce, grain, and sugar cane syrup.”

Over the next century, the First Monday Trade Days market gained national recognition. Feature stories had appeared in magazines such as Life, Look, and The Saturday Evening Post. Texas newspapers periodically acclaimed its appeal and uniqueness. In 1965, the City of Canton purchased a small parcel of land and began its plan to harness the economic and tourist magnet that the flea market had become.

According to online sources, “First Monday Trade Days currently operates over 100 acres and provides places for 6,000 vendors. There are various buildings and areas, each designated by name, among them the Original Pavilions, Canton Marketplace, Old Mill Marketplace, The Village, The Mountain, The Arbors and The Dog Alley.

“The buildings, known as pavilions, house the more established and regular vendors. They are full of the regulars who have reserved these spaces for the entire year. Most feature new crafts or products with a decidedly country or western feel. They are popular with shoppers looking for dependability and the modestly higher prices that go along with it. Most vendors in these areas are unwilling to come down much on their prices, but bartering is always welcome.

“The Canton Marketplace is the first building which begins the Trade Days market area on Highway 19. It is a climate controlled indoor pavilion with over 300 vendors who are mostly year around regulars. This pavilion has slightly more upscale items than the rest of the grounds and a food court. Despite the upscale feel, you can still find excellent bargains on unique items. Sometimes you can catch concerts or other free venues during trade days weekend here. There is a winery which offers taste testing, they have convenient onsite parking, an RV Park, and offer a free trolley transportation to the other First Monday areas.

“The unreserved areas of the market are by far the most interesting and most likely to produce an unexpected treasure. It is first-come-first-served in these areas and the vendors who arrive early get the choice shady spots. Anything and everything can be found and there is a definite garage sale feel but with a general nod toward collectibles. The majority of items are old but bargains can be found in current categories such as computer and office supplies, tools, yard art and furniture and even toys.”

Because of its large expanse and its many outdoor vendors, the First Monday Trade Days market is a safe place to shop with friends while staying socially distanced from the rest of the crowd.
